Regulations for fire doors for homes in West Midlands
Fire doors in West Midlands sit under English rules: Approved Document B sets what goes in, the Regulatory Reform (Fire Safety) Order 2005 covers keeping doors effective in non-domestic premises and shared parts of residential buildings, and the 2022 regulations require regular door checks in residential buildings taller than 11 metres. Higher-risk buildings — 18 metres or seven storeys with two or more homes — also come under the Building Safety Act 2022.
Cost of fire doors for homes in West Midlands
Our guide price for fire doors for homes in West Midlands is £650 to £1,000 per door including fitting, ex VAT. Non-standard sizes, veneers, vision panels and access control push towards the top of the range.
The biggest price drivers are leaf size, glazing, finish and ironmongery; upper floors without lifts and restricted parking can also affect fitting cost.

Questions about fire doors for homes in West Midlands
Can you fit just one door?
Yes — from a single door to a full building.
Can you work around tenants or staff?
Yes. We phase work in occupied buildings and keep escape routes available. Each door is planned to be removed and replaced the same day; if that isn't possible, the opening is made secure and we tell you in advance.
Will I get certificates for the doors fitted?
Every doorset is listed in your handover pack with the manufacturer's certificate reference, plus an installation record and photos.
Will building control accept your doors?
We supply doorsets with certification and fit them to the manufacturer's instructions, and give you the paperwork building control asks for.
