Fire Doors for Homes

Most houses don't need fire doors, but some do: when a loft conversion adds a floor more than 4.5 metres above ground, the doors onto the stair usually must be fire-resisting, and the door between a house and an integral garage should be FD30S with a self-closer. We supply and fit doors that satisfy building control and still look like home.

Guide price £650–£1,000 per door, supplied & fitted, ex VAT. Fixed after survey.

Loft conversions

Adding a second floor above ground generally means creating a protected stair from the top storey to an exit. Approved Document B Volume 1 allows FD20 doors for this in houses, but FD30 doorsets are far more widely available and are what most people fit. Self-closers are not normally required inside a single house — check your approved plans.

Integral garages

The door between a house and an attached or integral garage is expected to be FD30S and self-closing, because garages store fuel, vehicles and chemicals. We fit a matching doorset with a discreet closer so the door looks like the rest of your hallway.

Fire doors that look like home doors

Fire-rated doors now come in oak, painted panel styles and glazed designs. As long as the leaf, frame, glass and hardware come with evidence for that configuration, you don't have to settle for a plain commercial look.

Fire doors for homes questions

Do I need fire doors in my house?

Not usually in a two-storey house. Three-storey houses and loft conversions normally need fire-resisting doors onto the stair, and an integral garage door should be FD30S.

Do house fire doors need self-closers?

Not inside a single dwellinghouse, except the door to an integral garage.

Can I have glass in a fire door at home?

Yes, using fire-rated glass tested in that door design.

Will building control accept your doors?

We supply doorsets with certification and fit them to the manufacturer's instructions, and give you the paperwork building control asks for.
