FD30S fire doors in Beckenham: how we work
Need FD30S fire doors in Beckenham? We supply and fit complete certified doorsets across Greater London, starting with a free measure survey in and around BR3. Every quote lists each door, its rating and the manufacturer's certificate reference, so you know exactly what is going in before anything is ordered.
Whether your building is in central Beckenham or on its edges towards Catford, survey and fitting dates are arranged around your access needs, with occupied buildings worked in planned phases.
Which rules apply in Beckenham?
Fire doors in Beckenham sit under English rules: Approved Document B sets what goes in, the Regulatory Reform (Fire Safety) Order 2005 covers keeping doors effective in non-domestic premises and shared parts of residential buildings, and the 2022 regulations require regular door checks in residential buildings taller than 11 metres. Higher-risk buildings — 18 metres or seven storeys with two or more homes — also come under the Building Safety Act 2022.
What do FD30S fire doors cost in Beckenham?
Expect roughly £800–£1,250 per single doorset for FD30S fire doors, fitted, ex VAT. Your Beckenham quote is fixed after survey and itemised door by door.
Central and inner London work can cost a little more where parking, loading restrictions or out-of-hours access apply; we show any access costs as a separate line.
We show each door's price separately, so if budget is tight you can phase the work and start with the doors your fire risk assessment prioritises.
Typical uses in Beckenham
Cross-corridor doors and protected stairways are among the most common settings for FD30S fire doors, in Beckenham as elsewhere.
London has the UK's largest concentration of purpose-built flats and high-rise residential blocks, so flat entrance doors, communal corridor doors and regulation 10 checks drive much of the demand.

- Protected stairways
- Lobby doors in blocks of flats
- Integral garage doors

Common questions in Greater London
How quickly can you survey in Beckenham?
We arrange surveys around your access needs and, where possible, combine Beckenham visits with other work in Greater London. Tell us your preferred dates when you enquire.
Is the survey in Beckenham free?
Yes. We measure and schedule your doors at no cost and send a fixed, itemised quote.
Do you cover Beckenham?
Yes. We survey, supply and fit FD30S fire doors throughout Beckenham and the rest of Greater London, including BR3 and nearby Catford.
Do smoke seals stop the door closing?
They shouldn't. A properly hung FD30S door closes and latches under its closer. If seals are crushed or the door binds, it needs adjusting — a door that fails to latch is a failed fire door.
