Flat entrance fire doors in New Malden

Flat entrance fire doors in New Malden: how we work

Looking for flat entrance fire doors in New Malden? Our supply and fit service covers KT3 and the surrounding area, including Surbiton and Morden. We quote complete doorsets — leaf, frame, seals, hinges and closer — because that is what the fire certification actually covers.

Whether your building is in central New Malden or on its edges towards Surbiton, survey and fitting dates are arranged around your access needs, with occupied buildings worked in planned phases.

Which rules apply in New Malden?

New and replacement fire doors in New Malden are specified under the Building Regulations 2010 and Approved Document B. In workplaces and the common parts of blocks of flats, the Regulatory Reform (Fire Safety) Order 2005 makes the responsible person keep fire doors in working order, and in residential buildings with a storey above 11 metres regulation 10 of the Fire Safety (England) Regulations 2022 adds quarterly checks of communal doors and annual checks of flat entrance doors.

Flat entrance fire doors prices in New Malden

Expect roughly £1,250–£2,300 per door for flat entrance fire doors, fitted, ex VAT. Your New Malden quote is fixed after survey and itemised door by door.

Central and inner London work can cost a little more where parking, loading restrictions or out-of-hours access apply; we show any access costs as a separate line.

The biggest price drivers are leaf size, glazing, finish and ironmongery; upper floors without lifts and restricted parking can also affect fitting cost.

Where flat entrance fire doors are used in New Malden

Student and build-to-rent blocks and converted buildings with shared stairs are among the most common settings for flat entrance fire doors, in New Malden as elsewhere.

London has the UK's largest concentration of purpose-built flats and high-rise residential blocks, so flat entrance doors, communal corridor doors and regulation 10 checks drive much of the demand.
