Regulations for FD30S fire doors in Rutland
In Oakham, as across England, Approved Document B governs new work and the Fire Safety Order 2005 governs existing premises. Note that Approved Document B is removing the BS 476 fire-resistance test references on 2 September 2029, so specifications are moving to EN classifications such as E30 Sa.
What do FD30S fire doors cost in Oakham?
Our guide price for FD30S fire doors in Oakham is £800 to £1,250 per single doorset including fitting, ex VAT. Non-standard sizes, veneers, vision panels and access control push towards the top of the range.
Made-to-measure sizes for older openings, vision panels and upgraded hardware are the usual reasons a door sits towards the top of the range.

FD30S fire doors in Oakham: questions
Will I get certificates for the doors fitted in Oakham?
Every doorset is listed in your handover pack with the manufacturer's certificate reference, plus an installation record and photos.
Do you work for landlords and managing agents in Oakham?
Yes. We can schedule doors flat by flat, send quotes per property and invoice the managing agent or freeholder.
Can you work around tenants or staff in Oakham?
Yes. We phase work in occupied buildings and keep escape routes available. Each door is planned to be removed and replaced the same day; if that isn't possible, the opening is made secure and we tell you in advance.
Do smoke seals stop the door closing?
They shouldn't. A properly hung FD30S door closes and latches under its closer. If seals are crushed or the door binds, it needs adjusting — a door that fails to latch is a failed fire door.
