Regulations for stairwell fire doors in Greater London
Because Barnet is in England, the starting point is Approved Document B for the specification and the Fire Safety Order 2005 for ongoing duties. Blocks with a storey above 11 metres also fall under regulation 10 of the Fire Safety (England) Regulations 2022: communal fire doors checked at least every three months, flat front doors at least every year.
Guide prices in Barnet
Our guide for stairwell fire doors is £850–£1,400 per single doorset fitted, ex VAT. Quotes for Barnet are fixed once we've measured, and include removing and disposing of old doors where they're being replaced.
Central and inner London work can cost a little more where parking, loading restrictions or out-of-hours access apply; we show any access costs as a separate line.
Each quote covers the certified doorset, standard ironmongery, fitting, removal of the old door and a handover record; anything outside that scope is shown as a separate line before you accept.
Where stairwell fire doors are used in Barnet
In Barnet, stairwell fire doors are typically needed in stair cores in flats and offices and lift lobbies.
London has the UK's largest concentration of purpose-built flats and high-rise residential blocks, so flat entrance doors, communal corridor doors and regulation 10 checks drive much of the demand.

Common questions in Greater London
How quickly can you survey in Barnet?
We arrange surveys around your access needs and, where possible, combine Barnet visits with other work in Greater London. Tell us your preferred dates when you enquire.
What does a Barnet quote include?
Survey, certified doorset, ironmongery, installation, removal of old doors and a handover pack. VAT is added at the standard rate.
Can you work around tenants or staff in Barnet?
Yes. We phase work in occupied buildings and keep escape routes available. Each door is planned to be removed and replaced the same day; if that isn't possible, the opening is made secure and we tell you in advance.
What signs do stair doors need?
Most need 'Fire door keep shut' on both faces. Automatic doors on hold-open devices need 'Automatic fire door keep clear'.
